Looking For

Our goal for 2021 is to establish deal flow to acquire properties with the following characteristics:

  • 1-2 multi-family/mixed use properties

  • Class B & C

  • 8-10% CAP

  • $1M+ market value per property

  • Focus on properties with value-add potential

    • Higher vacancy rates, unfavorable for lenders and/or distressed assets

  • Two target markets: Columbus, OH & Denver, CO


Strategy

1. Identify value-add potential properties, such as:

  • Poorly managed assets

    • Higher than average operating costs

    • Higher than average vacancy rates

    • Below market rents

  • Unattended assets

  • Unit density increase potential

2. Key strategy drivers:

  • Establish strategic relationships with brokers, property managers, and capital providers

  • Be disciplined in strategically deploying capital for longer-term market cycles

  • Deploy technology and analytics to uncover and drive efficiencies
