Our goal for 2021 is to establish deal flow to acquire properties with the following characteristics:
1-2 multi-family/mixed use properties
Class B & C
8-10% CAP
$1M+ market value per property
Focus on properties with value-add potential
Higher vacancy rates, unfavorable for lenders and/or distressed assets
Two target markets: Columbus, OH & Denver, CO
Strategy
1. Identify value-add potential properties, such as:
Poorly managed assets
Higher than average operating costs
Higher than average vacancy rates
Below market rents
Unattended assets
Unit density increase potential
2. Key strategy drivers:
Establish strategic relationships with brokers, property managers, and capital providers
Be disciplined in strategically deploying capital for longer-term market cycles
Deploy technology and analytics to uncover and drive efficiencies
